How to Hire a Contractor in South Jordan Without Getting Burned

Hiring a contractor can go really well or really badly. The difference usually comes down to how much homework you do before signing anything.

Here is how to find and hire a solid contractor in South Jordan without getting burned.

1. Get at least two quotes

Never go with the first contractor you talk to. Get at least two quotes, ideally three. This gives you a sense of what the job should cost and helps you spot outliers (too high or suspiciously low).

Compare what is included in each quote, not just the total. A lower bid that skips permits, cleanup, or key steps is not actually cheaper.

2. Check their license

In UT, contractors are required to be licensed for work over a certain dollar amount. Ask for the license number and verify it through the state licensing board. An unlicensed contractor might be cheaper, but you have zero protection if something goes wrong.

3. Verify insurance

Ask for proof of general liability insurance and workers' compensation. If an uninsured worker gets hurt on your property, you could be liable. If their work damages your home and they have no insurance, you are stuck.

A legitimate contractor will have no problem showing you a certificate of insurance.

4. Look at actual reviews

Check Google reviews, not just their website testimonials. Testimonials on a website are curated. Google reviews are harder to fake.

Look for patterns. One bad review among 50 good ones is not a concern. Multiple complaints about the same thing (missed timelines, poor communication, surprise charges) is a pattern.

5. Ask about the timeline

Get a realistic timeline in writing. When does work start? When does it end? What happens if there are delays?

Good contractors are busy, so a start date a few weeks out is normal. A contractor who can start tomorrow might not have much work, which could be a red flag.

6. Get a written contract

Every job should have a written contract that includes:

  • Scope of work (exactly what is being done)
  • Materials to be used
  • Total cost and payment schedule
  • Start and completion dates
  • Warranty on workmanship
  • Who pulls permits
  • What happens with change orders

If a contractor resists putting things in writing, walk away.

7. Watch the payment structure

A standard payment schedule is one-third at signing, one-third at the midpoint, and the final third on completion. Never pay the full amount upfront. Hold the final payment until the job is done and you are satisfied.

8. Communicate clearly

The number one cause of contractor disputes is poor communication. Be clear about what you want. Ask questions if something does not make sense. A good contractor will welcome questions, not dodge them.
